Don't forget the ATED Return Deadline: returns for properties falling within the new £1 million to £2 million band are due by 1 October 2015
The Annual Tax on Enveloped Dwellings (ATED), is an annual charge on UK residential property held by a non-natural person (e.g. by a company). It is not unlike stamp duty land tax, except that it is paid:
- in advance,
- annually and
- penalties apply for late returns.
The annual ATED return and payment of tax for the year ending 31 March 2016 is due by 30 April 2015.
- There is an exception to this rule in respect of property that falls into the £1 million band for 2015/16, the ATED return is due by 1 October 2015 and payment is due by 31 October 2015.
Don't overlook the fact that in the year of purchase an ATED return must be filed within 30 days of the acquisition of a property, e.g. if you purchased a property on 1 September 2015 you must file a return by 1 October 2015..
- A return must be filed if you wish to claim any relief from the ATED charge.
